Terms for Agency

The following details define the conditions upon which Sleep in Italy Srl accepts reservations for the facilities described in this web site.

PRICES
The total rate includes:
Rental, agency fee, utilities, final cleaning and a set of bedclothes and towels.
VAT is also included. 
Exceptions are possible and are indicated in the offer.

APARTMENTS: FEATURES AND AMENITIES
The features and amenities of each apartment are published and described on our website, and no other facility can be demanded once the client arrives at the property.

OVERNIGHT TAXES
All visitors who stay in an accommodation facility within the territory of the Municipality of Venice, Florence and Rome have to pay the "Tourist tax" established by the City Councils.

In Florence:
The overnight tax of Euro 2,00 is only due for the first 5 days. Kids under 10 years of age do not pay. Youngers from 10 to 16 have a 50% reduction

In Venice:
The overnight tax varies from € 1,25 in low season to € 2,50 in high season. It is due only for the first 5 days. 
Kids under 10 years of age do not pay. Youngers from 10 to 16 years of age have a 50% reduction.

In Rome:
The overnight tax of Euro 2,00 is only due for the first 10 days. Kids under 10 years of age do not pay. 

The collected funds will help each City improve the quality of the tourist services (services, museums, events,...) and finance works aimed at maintaining, using and salvaging the city's cultural and architectural heritage.

SPECIAL DATES
There is 20% surplus applied during: Easter, Christmas, New Year's Eve and Bank Holidays.
The offer that the booking office will send you in response to your request will include the surplus.

MINIMUM STAY
The minimum required stay for a self catered apartment is 3 nights, starting any day of the week.
An extra amount will be applied for shorter stays (less than 3 nights long), depending on availability.
Over New Year's Eve and Easter we require a minimum stay of 4 nights unless it is a last minute request.

RESERVATIONS AND METHODS OF PAYMENT
The payment of a deposit is required upon confirmation. The deposit will not be refundable.
It can be paid by credit card visa, master card, american express or Paypal.
In the event that the client is forced to postpone the stay, modifying and specifying the new dates of arrival and departure, with a minimum notice of 20 days from the original date of arrival, the deposit will be kept valid, in the same apartment chosen, within the same year.
Payment terms of the Balance will be determined specifically in the Confirmation Voucher.

CANCELLATION POLICY
Cancellation fees will be applied as follows:

The down payment is never refundable.
In case of cancellation 20 days before the date of arrival: the cost of one night will be charged on your credit card on top of the down-payment already made.
NO SHOW 100% of the total price will be charged on your credit card.
If the client abandons the property, he loses all rights to any eventual refund or rebate.

RULES
Animals are not allowed in any of our facilities.
All our facilities are smoke-free. We kindly ask our clients to respect this rule.

ARRIVAL & DEPARTURE TIMES
Guests are expected to arrive after 12:00pm (midday). However, the check-in may be scheduled before depending on availability.
This has to be arranged close to your arrival date with Sleep in Italy staff either by phone or by e-mail.
There is an additional 25 Euro fee in case of arrival after 9pm and a 40 Euro fee for all arrivals after 11pm in Rome and Florence, while a 40 Euro fee is applied after 21:00 in Venice. In Venice check in is not possible after Midnight.
The apartment must be vacated at 10am on the day of departure, but guests can leave thier luggage in the accommodation, free of charge, if there are no other arrivals scheduled for that day.
This can be arranged with us or the proprietors, one day before the check out date.
The guests are kindly asked to provide a photocopy of their passport for every guest staying at the Bed & Breakfast or at the apartments.
It is not permitted to bring guests in the apartment or rooms unless their passport (or any other valid ID) has been registered, or without the owner's permission.

During the weekend our Office remains closed: for last minute reservations made during the week-ends, with arrival on the same week-end day (either Saturday or Sunday), clients are kindly requested to call the emergency number:

NOTES
The check in agent or the proprietor will be at the apartment 15 minutes before the scheduled arrival time.
In case of an un-notified delay an additional 25 Euro fee will be applied, or 40 Euro if after 11pm.
It is therefore important that the guests call the agency or the owner to inform of any unexpected delays, as soon as possible, in order to avoid paying the extra "double check in" fee.

CLIENT'S RESPONSIBILITIES
If the apartment and/or any of its contents are damaged by client, or his/hers guests, the client will be held responsible for the damage.
Clients are not allowed to exceed the number of guests specified in the reservation form, unless an agreement has been reached with the owner prior to the guests' arrival.
Clients are kindly asked to pay maximum attention to their keys, the doors' locks are, in some cases, quite sophisticated and hard to repair. In case of loss, the client will be asked to pay for all expenses on the day of departure.
In case clients do not carry the right amount and the proprietor or the check-in agent is forced to come back a second time to receive the remaining money, clients will be asked to pay an extra fee of Euro 20,00. An ID card will be required in this case and will given back when fully payment is settled.

SECURITY DEPOSIT
A security deposit may be required, if so, this is payable on check in for any eventual damage or breakage that may occur during your stay.
The amount required varies according to the apartment, this is clearly stated on the apartment page and again on your voucher.
The security deposit is payable in cash (foreign currency is also accepted) on arrival.
Upon check out the amount is refunded, unless it has to be used partly or fully for any damage.

PERSONAL BELONGINGS AND SAFETY
Neither the owners of our facilities nor Sleep in Italy Srl is in any way responsible for the clients' personal belongings, nor for any other situation relative to the clients' personal safety.

MAINTENANCE
The owner reserves the right to access the apartment or room if urgent maintenance problems occur.

EVENTS BEYOND OUR CONTROL
In the event of a problem with the facility beyond the control of Sleep in Italy Srl, we reserve the right to provide alternative accommodation with the same characteristics as the ones chosen by the client.

PRIVACY POLICY
Your personal information will be kept confidential. According to the following law, treatment of your information will be based upon principles of correctness, transparency and protection of your privacy and your rights. According to article 13 of D.lgs.n.196/2003, we provide you with the following information:
1. Information by you provided will be treated exclusively for the purposes concerning our activity;
2. Disclosure of your information is facultative;
3. All information provided by you will not be circulated.
